The Most Overlooked Space in the Home

Most homeowners never go into their crawl space. That is exactly the problem. Crawl spaces are dark, often damp, and poorly ventilated. These conditions create an ideal environment for mold growth, and because the space is out of sight, problems can develop and spread for years before anyone notices.

By the time you smell something musty in the living area above, the crawl space below may already have significant mold growth on structural wood, insulation, and subflooring.

What We Inspect

  • Active mold growth on floor joists, subfloor, and insulation
  • Visible moisture intrusion or standing water
  • Condensation on pipes and structural components
  • Vapor barrier condition and coverage
  • Ventilation and airflow adequacy
  • Signs of pest activity that contribute to moisture retention

How We Identify the Source

Finding mold in a crawl space is step one. Identifying what is causing it is what protects you long term. We use moisture meters and thermal imaging alongside visual inspection to trace water pathways and pinpoint where moisture is entering the space.

Common sources include groundwater seepage, plumbing leaks, condensation from poorly insulated pipes, and exterior drainage directing water toward the foundation.

Sampling and Lab Analysis

When the visual inspection indicates mold growth, we collect surface samples and, where appropriate, air samples from within the crawl space. All samples go to an independent certified laboratory. Results are included in your inspection report.

What You Receive

  • A documented inspection report with photographs of all observed conditions
  • Independent lab results for any samples collected
  • A remediation work plan if active mold or significant moisture problems are identified
  • Ventilation and vapor barrier recommendations as applicable

Why This Matters for Your Home

Mold in a crawl space does not stay there. Airflow patterns naturally draw air upward from lower spaces into living areas. Mold spores and moisture from a compromised crawl space circulate through the home, affecting air quality for everyone inside. A crawl space inspection is one of the most valuable steps you can take for the long-term health of both the structure and the people living in it.
