Healthy Home Inspections for Home Buyers
Buying a home is one of the largest investments you’ll make. A standard home inspection is an important step, but it’s not designed to evaluate indoor air quality, hidden moisture issues, or conditions that may impact your health.
That’s where we come in.
What Makes Us Different?
Home inspectors are generalists. Their role is to evaluate the overall condition of the home’s structure and major systems. While they may note visible concerns, they are not trained or equipped to actively investigate mold, air quality, or hidden moisture problems.
We are.
Our Healthy Home Inspection is designed specifically to identify:
- Hidden moisture intrusion
- Conditions that support mold growth
- Air quality concerns that are not visible
- Building performance issues that can affect your health
We don’t just observe. We actively investigate.
What We Do
We go beyond what a standard inspection covers by using advanced tools and building science principles:
- Detailed visual inspection using a flashlight and a blacklight
- Thermal imaging to identify hidden moisture and anomalies
- Moisture readings of building materials
- Real-time air quality monitoring (TVOCs, CO, CO2)
- Airflow and pressure sampling to evaluate how the home breathes
- Real-time mold and particulate analysis using the InstaScope
Why This Matters for Buyers
Many homes can look clean and well-maintained while still having:
- Moisture problems behind walls or under flooring
- Air quality issues tied to HVAC performance
- Conditions that can lead to future mold growth
Sampling (When Needed)
If conditions warrant further evaluation, we offer:
- Mold air sampling
- Surface sampling
- Mycotoxin sampling
What You Receive
Within approximately 72 hours, you will receive:
- A detailed Photo Book with clear images and explanations
- A Summary of Findings written in plain language
- A Remediation Work Plan (if needed) outlining next steps
Our Goal
We help buyers make informed decisions with confidence. We don’t create problems that aren’t there. But when issues exist, we find them, explain them clearly, and show you what it will take to fix them.
